Any real estate agent can help you buy or sell a home. A little paperwork here, a signature there and call it a day. However, Team Gilligan comprised of brothers Brian and Brad Gilligan and their group of professional agents understands that buying or selling Big Bear Valley real estate is more than showing listings and signing real estate documents. We strongly believe all investments require the advice and know-how of professionals.

It’s our knowledge of the area - where to buy and why, when to sell and how - that sets Team Gilligan apart. Brian and Brad grew up in Big Bear Lake and have over 20 years in the real estate market combined. They are personally invested in the market – they buy the products they sell.

Both are familiar with construction and have their contractor’s licenses. They can advise on the ability to build a new home or remark on an existing home’s quality in construction.

Team Gilligan is also available. They believe buying and selling real estate falls beyond the confines of 9 to 5. When the office is closed, all calls are sent to their cell phones to ensure buyers and sellers get the service they deserve. Our service standard extends to building relationships with our clients. We are happy to provide a referral for a reliable painter or a recommendation on where to find the best late-night dinner.

  • Buying Guides & Brochures: We publish high-quality buying guides distributed free to the public throughout the Big Bear Valley, Lake Arrowhead and Palm Desert. These attractive brochures are placed in high-traffic locations.
  • TV Channel 6: We buy air-time on the local television channel servicing the Big Bear Valley.
  • The Grizzly: We place advertising in Big Bear’s weekly newspaper.
  • Internet & Web Presence: We recognize the role of modern technology in today’s busy lifestyle and spend money to make certain we have a strong presence on the internet and an easy to use interface for our clients.
  • Phone Books: We have multiple listings in phone books and always place a full-page ad for easy reference to our services.
  • New Listings: A 4-color postcard of your home is circulated to the surrounding neighborhoods within a three-mile radius.
  • Collateral: We mail over 1,500 hundred postcards every month to Big Bear homeowners. We also distribute full color fliers in our office, to other real estate offices in the Valley and place with for sale signs on your property.
  • Open Houses: Available as desired and staffed with our personable agents.
  • Tours: Our staff tours your home so all agents are familiar with your property.
  • MLS/Board Tours: We invite other real estate agents to visit your property – extending our reach to make sure we find a buyer for you.
  • Multiple Listing Service: Your property is listed on the MLS for all Big Bear Valley agents to gain access to information about your home or property for sale.

We also believe each home has its own individual qualities that are important in determining a value.
